City Council Preview – What’s on the Agenda for the Meeting on November 6?

It’s a strange meeting at a strange time involving a subject that’s usually reserved for a specific meeting at a particular time of the month. And yet… Here we are. On this Monday, Guelph City Council will have a special meeting to render a final decision about a planning application that was first presented to the previous term of council nearly five years ago. So it’s complicated? Maybe, but maybe not…

NOTE #1: Delegates will be able to appear at this meeting in-person or via tele-presense but you do have to register with the clerks office before 10 am on Friday November 3. You can also submit written delegations and correspondences for agenda items.

NOTE #2: In addition to meeting in-person, this meeting will also be live-streamed on the City of Guelph’s website here.

NOTE #3: This meeting will take place at 6:30 pm after the completion of November’s Committee of the Whole meeting.

Decision Report 855 and 927 Victoria Road South Proposed Zoning By-law Amendment File: OZS18-007  – The statutory planning meeting for this proposal came to council way back in February 2019, literally more than a whole council term ago! The proposal was for somewhere between 367 and 400 units split between apartments and stacked townhouses, but that was three revisions ago.

The fourth and final revision, the one that’s coming now to council for a final approval, will have 486 units, with the northern part comprising of 24 cluster townhouse units,  75 stacked back-to-back townhouse units while the southern portion will have two, 10-storey buildings containing 303 apartment units and 84 stacked back-to-back townhouse units. That apartment buildings will be on a three-storey podium that will hold 292 parking spaces in total, with an additional 114 surface spaces on the southern side, and 121 total spaces including driveways on the northern side.

Staff are recommending that council approve the project. The artist’s rendering of the southern part of the property showing the view from Victoria Road is featured above.
