MEETING PREVIEW: Committee of Adjustment Meeting for February 8, 2024

Committee of Adjustment will get together again in February to tackle a fresh slate of minor zoning variance requests, about half of which will be familiar if you’re a fan of Committee of Adjustment business. As for the new business, think bigger! More space for a driveway, more floor space for an accessory building, and more floor space for a garage. Plus, there’s some administrative business involving a rules change!!

NOTE #1: This meeting will hybrid in format, available on the City of Guelph live stream, but you can also appear in-person at the council chambers in 1 Carden Street.

A-6/24 1888 Gordon Street – The application was deferred from the January committee meeting, and since then the request has been changed to ask for a minimum of 96 parking spaces for visitors across the three buildings at this south end development instead of the approved 135. That’s about 18 more compared to the original application.


A-8/24 93 Hayes Avenue – This one was also deferred from the January meeting to allow the applicant more time to come up with a new variance that will take a set of exterior stairs into account, which is what they’ve done.


A-3/24 49 Amsterdam Crescent – This application is asking for a variance so that the basement apartment can have three bedrooms instead of the usual maximum number of two.


A-9/24 19 Westmount Road – This residence apparently needs about two-and-a-half metres of extra driveway space, so they’re requesting a variance for that.


A-10/24 3 Renfrew Place – This application seeks some variances for an accessory building that will support the pool and deck area of this home. The owners are looking for a variance for total floor area even though it dips just slightly over 70 square metres limit, and another variance to overlook the fact that this is, essentially, in the side yard where accessory buildings are not technically allowed.


A-11/24 19 Lynwood Place – The homeowner here is looking to build a new detached garage, but the ambitious project requires variances for an additional 34 square metres and an extra 1.33 metres in height so that there’s more room for activities in addition to the room needed for a car.


A-12/24 280 Speedvale Avenue West – Committee approved this application last month to separate a smaller parcel of land on the eastern side of the property while retaining the larger portion on which sits an industrial building. One of the conditions of that approval was the creation of a three metre buffer adjacent to interior side and rear lot lines, but now the property owner wants a variance to reduce the size of that buffer, or eliminate it entirely.


Updates to Committee of Adjustment Fee Refund Policy – The committee will be asked to pass a change to their refund policy so that fees can be waived when for projects that fail due to a tie vote of the committee, and to issue no refund of an application is withdrawn after it’s deferred.
