MEETING PREVIEW: Committee of Adjustment Meeting for June 22, 2023

Two Committee of Adjustment meetings in the same month?! What did we do to deserve such a treat? Well, despite the very full agenda at the June 8 meeting, the perhaps most controversial item of the month has been reserved to this standalone meeting, which will determine the short-term fate of the Days Inn property. Will it continue to be a hotel, or will it be something else?

NOTE #1: This meeting will hybrid in format, available on the City of Guelph live stream, but you can also appear in-person at the council chambers in 1 Carden Street.

A-39/23 785 Gordon Street – This site has been the subject of much debate and controversy lately, but while the developer and everyone else involved is waiting for the Ontario Land Tribunal to render a decision about whether or not the site can be redeveloped as proposed, it appears that in the meantime the property might still be used for student housing.

The University of Guelph is seeking permission to “allow a university residence as a similar or like use to hotel and residential uses.” In other words, they want to use the Days Inn as a student residence. Essentially, the hotel will be operated in the same way as other student residences on campus, and while the front office area where the continental breakfast is served will be converted into a “grab and go” for the students living there, but otherwise there won’t be any big changes.

The U of G is offering to lease the property for the next three years, but since it’s zoned Neighbourhood Commercial Zone with specific exceptions, a NCC-2, which applies to a hotel and not the University of Guelph because that’s zoned I.2, a minor variance is being requested.
